Still Time to Comment on New HEB

The Bellaire City Council continues to seek input on HEB’s proposal for a new grocery store. At a June 1 public hearing before the council, HEB presented their plan to replace the current shopping center with a two-story building that would include parking at ground level, with an approximately 70,000 square foot store and additional parking on level two.
While HEB would be the sole tenant, the property is owned by Centro NP Holdings 12 SPE, LLC. The proposed plan for the new store is the same concept that HEB presented to residents at a community meeting held in the Bellaire Civic Center this past February.

The proposed new HEB store in Bellaire would be a two-story, 70,000 square foot building with two parking levels.
Because the proposed site plan does not meet the standard regulations for development in the downtown area, HEB has applied for a planned development permit. A planned development allows an applicant to propose a project involving uses or designs that might not strictly adhere to the standards of the district but meet the spirit and intent of the district. HEB’s proposal exceeds the maximum lot coverage and setbacks for a single-use building in the Urban Village – Downtown zoning district. The proposed plan was initially presented at a public hearing before the Bellaire Planning and Zoning Commission in March. At their May meeting, the Commission voted to recommend approval of the plan.
The City Council is tentatively scheduled to consider and act upon HEB’s request at a meeting to be held on June 15.
